Since the introduction of laws regarding the safe guarding of tenants deposit monies, whilst protecting landlords property these documents have become vital to avoid unnecessary disputes at the conclusion of a tenancy.
The report will also contain accurate meter readings as well as a description of the grounds, garages and out buildings where required.
During the course of a tenancy either with a managed tenancy on an ad-hoc basis we can arrange periodic visits where we can check for any signs of neglect or tenancy breaching issues, such as extra tenants, pets, smoking etc.
This procedure should be carried out when the new tenant is ready to take possession of the property. This appointment is made so that tenants can check and flag any concerns they may have when reading the Inventory. The meter readings can also be double checked. The document signed and returned to the agent/landlord. This also provides an opportunity to check that smoke alarms are working at the start of the tenancy.
This document is a comparison between the start of one tenants occupation of a property and the end. Using the Inventory from the start of their tenancy a thorough check will be made and a report generated again with photographs showing any discrepancies. Final meter readings will be taken with photographs.
